Freehold property is property that you solely own in perpetuity. Whereas, Leasehold property is a property that you can lease for a certain amount of time. Foreign buyers are given a 30-year lease with the possibility of maintaining a contractual agreement for two subsequent renewals, totaling a 90-year lease for the buyer.

There are various types of properties that foreigners typically buy in Thailand such as a condo, landed property, and villas. However, to rightfully own a property under a freehold title, you can own a condominium under the foreigner quota. Landed properties such as villas, however, must be owned under a leasehold title.

Freehold Property:
Lease Registration fee of 1% is shared 50:50 between buyer and seller. Stamp Duty of 0.5% is paid by seller. Withholding tax of 1% or Specific Business Tax of 3.3% is paid by seller.

Leasehold Property:
Transfer registration fee of 2% is shared 50:50 between buyer and seller. Stamp Duty of 0.1% is paid by seller.

An off-plan property is a property that you buy before it is constructed. It is advantageous to buy
off-plan property as you often get to customize the property and the selling price of an off-plan property is cheaper than a built property.

Besides the monthly rental, tenants are responsible for the utility bills such as water and electricity and for any additional services that have been set up like WIFI and Cable TV. in some cases you are also required to pay the CAM fees depending on your negotiation with the owner. 

The Booking Fee charged is the first month’s advance rent which will go towards your first month’s rent. Once you sign the lease you will be required to pay the Security Deposit, which is equivalent to two months of rent. The security deposit is refundable provided you have not caused damage to anything on the property. In case there is damage, the cost for the same is deducted from the security deposit.
